• Property Purchases — assisting buyers in sourcing, viewing, and completing property purchases
• Property Investment Advisory — market analysis, portfolio assessment, and investment strategy guidance
• Home Improvements — coordinating renovation and refurbishment works
• Estate Management — maintenance, compliance, and tenant/landlord liaison

Services are subject to separate written service agreements or terms of engagement where applicable.

3. Website Use

5. Fees & Payments

Our fees will be set out in your individual service agreement or engagement letter. Where applicable:

• Letting fees for landlords: set out in the Landlord Terms of Business provided at instruction
• Management fees: typically charged as a monthly percentage of rental income
• Sales fees: charged as an agreed percentage of the final sale price, payable on completion
• Investment advisory fees: confirmed in writing before services commence

All fees are subject to VAT at the prevailing rate where applicable. We are committed to fee transparency and will confirm all charges in writing before any work commences.

6. Limitation of Liability

To the extent permitted by law:

• Alistair Properties Ltd shall not be liable for any indirect, consequential, or punitive losses arising from your use of our website or services
• Our total aggregate liability to you (whether in contract, tort, or otherwise) shall not exceed the fees paid by you to us in the 12 months preceding the claim
• We accept no liability for any loss arising from reliance on information provided on our website without independent verification
• Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or any other matter that cannot be excluded by law

We are committed to resolving disputes fairly and promptly. If you have a complaint:

2. We will acknowledge within 5 working days and aim to resolve within 28 days
3. If unresolved, you may refer the matter to The Property Ombudsman (tpos.co.uk), of which we are a member

11. Governing Law

These Terms & Conditions and any disputes arising from them shall be governed by and construed in accordance with the laws of England and Wales. Both parties submit to the exclusive jurisdiction of the courts of England and Wales.
